We offer a very flexible and 'No Barrier to entry' service. When you register, you have the choice to either A; Email in your own images (Landscaped and sized 500x375 pixels and medium resolution) to info@halfapercent.com, B; Pay Halfapercent £150+VAT for Full professional Digital Images and RICS floor plans or C; Premium Property Presentation £225+VAT for Full professional Digital Images and RICS floor plans and Virtual tours See Example. If you elect for either of our paid services the plans and photographs can be used for your own private marketing purposes or for your High Street Agents, whom rarely do more than poor quality photography.

Our current agents have all worked for the best London estate agents (including: John D Wood, Hamptons, Winkworth and others). We are very experienced in dealing with and finding private and corporate tenants in the London Market.
| Properties outside of M25 |
We are delighted to market property outside of M25, and have had success at letting properties outside of M25. However we do charge a 'one-off up front fee' of £275+vat, and ask that you conduct the viewings. (4.5%+vat). We will only manage properties within the M25.

Finding Fees
The fees we charge are 4.5% + VAT if you conduct the viewings, otherwise 8.5% + VAT. There is no fee if there is no tenant.
Management Fees
We offer 2.5%+VAT for Rent Collection or 5% Full management which includes; rent collection, rental statements, arranging inventories; cleaning, gas safety, EPCs and dealing with property maintenance.
Client Log in
The Client Login deals with all aspects of property transaction, from Personal details area, Viewing past and present, feedback from Viewing and weekly and cumulative statistics from market portals like Rightmove and Findaproperty.
Ombudsman
Halfapercent are members of OEA and OFT approved.

Please note that the fees are for the DURATION that the tenant is in the property. There is NO MINIMUM fee that we take ie if the tenants opt to leave after less than 12 months. We will REFUND the remaining period taken in Fees. From the Landlords point of view whilst we do charge 'renewal fees' - we find that charging competitive fees for the duration that the tenant is in the property is the fairest way, as it encourages us to find you good quality long term tenants.

Example 1:
4.5% +vat. Finding fee only (Landlord conducts viewings)
At start of contract: £702+vat paid upfront for first 12 months (ie taken out of first months rent). Landlord receives £475.15 in month 1 and received £1300 for months 2-12. If tenants stay for more than 1 year: Fees rebilled each annually / £702+vat. Pro-rata refund of fees when tenants leave.
Example 2:
4.5% & 2.5% = 7%+vat. Finding fee & rent collection (Landlord conducted viewings)
Each month Halfapercent will charge 7%+vat: £106.93. Landlord receives: £1,193.07 each and every month.
Example 3:
4.5% & 5% = 9.5%+vat. Finding fee, rent collection & full management (Landlord conducted viewings)
Each month Half percent will charge 9.5%+vat: £145.11. Landlord receives: £1,154.89 each and every month.
Example 4:
8.5% & 2.5% = 11%+vat. Finding fee & rent collection (Halfapercent conducted viewings)
Each month Halfapercent will charge 11%+vat: £168.03. Landlord receives: £1,131.97 each and every month.
Example 5:
8.5% & 5% = 13.5%+vat. Finding fee, rent collection & full management (Halfapercent conducted viewings)
Each month Halfapercent will charge 13.5%+vat: £206.21. Landlord receives: £1,093.69 each and every month.
