As estate agents we see a number of disappointed buyers who fail to get the property they want (and sellers who lose buyers) due to a number of reasons. A common reason is the inability of a non-cash buyer to produce a mortgage offer within a reasonable period of time from the offer being accepted by the seller.
A good mortgage broker will find you the most appropriate mortgage for your circumstances, submit the full application to the lender in a timely manner and then push the lender for an offer, answering any questions the lender may raise along the way on your behalf. It is suggested that buyer/broker informs the Estate Agent/Seller of the likely time-frames to offer so that all parties are kept up-to-date.
As the mortgage broker gets paid by the lender for introducing business then most good brokers will not charge much more that small administration fee to the applicant so it makes sense to use there expertise if it does not cost much more than if the applicant went direct to lender.
We therefore recommend that you employ a mortgage broker and that they are chosen carefully!
