Our London Experience: Our current agents have all worked for the best London estate agents (including: John D Wood, Hamptons, Winkworth and others). We are very experienced in dealing with and finding private and corporate tenants in the London Market. Properties outside of London: We are delighted to market property outside of London, and have had success outside of London. We will market property outside of the M25. However we do charge a 'one-off up front fee' of £199+vat, and ask that you conduct the viewings. (4.5%+vat). We will only manage properties within the M25. Our Lettings service include: Free Photographers Visit (within M25) - Photography, 360 virtual tours & floorplans Free Marketing - to our database of Corporate and Private tenants Free Board - unless not requested Free Coverage - Listings on leading websites (including Rightmove, Findaproperty etc) Free Referencing- all tenants are fully referenced (Bank, employment, previous Landlords and criminal & other databases. Optional Charges when renting your property: £100+vat for the drawing up and signing of the Tenancy Agreement. £60+vat for Gas safety £85+vat independent check in / out £85-£150 full independent inventory and check in / out (depends on property size) £varies professional clean What you need to know about our rental service: Fees: In London we only charge you once we find you a fully referenced tenant that you are happy to sign an Assured Shorthold Tenancy Agreement for your property. Non Exclusive: All our lettings fees are non exclusive (ie you are not tied solely to us) Details: We will produce your property details. We will store your property details so that we can immediately remarket as soon as you are given notice ( thus reducing the chance of void periods) Client Log in: You have access to all details of viewings and site statistics from Halfapercent, Rightmove and Findaproperty. Tenants Deposit: Initially we will collect a 6 week deposit and the first months rent. In view of Government tenants deposit legislation (originally due for October 2006 - postponed April 2007). From 2007 Halfapercent will hold all tenants deposit. Ombudsman: Halfapercent are members of NAEA, OEA and OFT approved.
Please note that the fees are for the DURATION that the tenant is in the property. There is NO MINIMUM fee that we take ie if the tenants opt to leave after less than 12 months. We will REFUND the remaining period taken in Fees. From the Landlords point of view whilst we do charge ' renewal fees' - we find that charging competitive fees for the duration that the tenant is in the property is the fairest way, as it encourages us to find you good quality long term tenants.
Example costings: Based on renting a flat for £300pw/£1,300pcm/£15,600pa eg 1: 4.5% +vat. Finding fee only (Landlord conducts viewings) At start of contract: £702+vat paid upfront for first 12 months (ie taken out of first months rent). Landlord receives £475.15 in month 1 and received £1300 for months 2-12. If tenants stay for more than 1 year: Fees rebilled each annually / £702+vat. Pro-rata refund of fees when tenants leave. eg 2: 7.5%+vat . Finding fee only (Halfapercent conducted viewings) At start of contract: £1170+vat paid upfront for first 12 months (ie taken out of first months rent). Landlord owes (£74.75) in month 1 and received £1300 for months 2-12 If tenants stay for more than 1 year: Fees rebilled annually / £1175+vat. Pro-rata refund of fees when tenants leave. eg 3: 4.5% & 2.5% = 7%+vat. Finding fee & rent collection (Landlord conducted viewings) Each month Halfapercent will charge 7%+vat: £106.93. Landlord receives: £1,193.07 each and every month. eg 4: 7.5% & 2.5% = 10%+vat. Finding fee & rent collection (Halfapercent conducted viewings) Each month Halfapercent will charge 10%+vat: £152.75. Landlord receives: £1,147.25 each and every month. eg 5: 4.5% & 5% = 9.5%+vat. Finding fee, rent collection & full management (Landlord conducted viewings) Each month Halfapercent will charge 9.5%+vat: £145.11. Landlord receives: £1,154.89 each and every month. eg 6: 7.5% & 5% = 12.5%+vat. Finding fee, rent collection & full management (Landlord conducted viewings) Each month Halfapercent will charge 12.5%+vat: £190.94. Landlord receives: £1,109.06 each and every month.
