Initiation
If you are happy that our letting service is right for you, proceed to the registration section where you can fill in your details. If you are still unsure about anything then please mail us landlord@halfapercent.com or ring us on 0871 424 0 131. |

Contact
Once we have received your details we will ring to go through them and resolve any outstanding details. We will then arrange a convenient time for our digital imaging team to visit your property. This usually takes 3/4 of an hour depending on the size of your property. They will take virtual tours, photographs and floor plans. |

Safety Guidance
As a landlord you are responsible for the well being of your tenant. There are a number of checks and certificates that you will need to provide us with before a tenancy can begin. These include insurance, gas, electrical, furnishings and fire alarm issues. We are here to help you through this process and provide you with all the necessary information and contacts. |

Marketing
When our team returns with your data, we create your property profile and on receipt of any monies due will begin to market your property. |

Viewings
Interested parties contact us if they wish to arrange a viewing. We make certain they are matched to your ideal tenant requirements and that they are genuinely interested in your property. We do this to avoid conducting any unnecessary viewings. You will be informed when there is a viewing request via email, SMS or telephone. |

The Right Tenant
We have up-to-date details of our tenants suitability and fully reference check them before any offer is forwarded. These checks consist of income and employment records, previous address and landlord searches and general database enquiries. Based upon this information we will quote for a rent guarantee. |

Tenancy Agreement
We can provide advice about getting you the most suitable tenancy agreement. Our tenancy agreements cost £100 (+ VAT). A charge of £40 (+ VAT) will be levied when the Landlord chooses to use their own contract or one other than Halfapercent. |

Inventory
Before a tenancy begins we recommend that you arrange for an inventory to be performed. We can arrange for an inventory to be taken if you wish. |

Deposits and Rent Collection
We advise collecting 6 weeks of deposit and a month of rent in advance. Once the tenant has moved in we will either hold the deposit for you or transfer it to you to hold. Additionally we can provide a rent collection service at a further cost of +2.5% PCM or rent collection and full management at a further cost of +5% PCM. |

Completion
Once we are happy that everything has been covered, the keys are handed over and the tenancy commences. |

Property details
As a tenant you will either find our property in our property section, on one of our portal partner websites or through our email updates for registered members. If you have found the property on a portal site, please make sure that you are well acquainted with the property details on our site. We provide floor plans, virtual tours, photography and full descriptions as opposed to the sometimes limited range of information elsewhere. |

Arrange a viewing
Before you arrange a viewing, you must be registered with us, with your full details filled in. Our Landlords do the majority of their own viewings and as we hope you understand they expect us to pre-qualify any potential tenant. When you find a property that you wish to view, simply click on the arrange a viewing button. When organising a viewing we request that you provide us with a number of time and date options that are convenient to you and in line with the landlord's availability. |

Viewing confirmation To confirm a viewing we send you a confirmation by email and an SMS reminder giving you the date, time, full address, map and landlords contact details together with any further instructions. If you prefer, we are more than happy to use telephone or fax. |

The viewing
Please make sure that if you have any problems in making your viewing that you give us or the landlord as much notice as possible. After the viewing we will send you a request for feedback, which we would ask you to fill in promptly. |

Making an offer
If you like the property and wish to make an offer, please call or email us at the office as soon as possible. Please do not make an offer directly to the landlord. |
|
|
Offer acceptance On acceptance of your offer we will supply you with an offer letter outlining all the information for the tenancy agreement. |
|
|
References
To commence a tenancy we will require you to complete a reference form, the cost of which is £50 +VAT per person. |

Holding deposit
We require a holding deposit of one weeks rent to secure the property subject to your reference check to clear. If the landlord withdraws from the tenancy agreement process you will be refunded. If you withdraw from the tenancy the deposit will be retained by the landlord. |

|
Rental and deposit Prior to the commencement of your tenancy date a deposit (of 4-6 weeks) and 1 month of rent is to be needs to clear into our bank account (your holding deposit will be subtracted from this amount). This money is traditionally held by us on behalf of the landlord until your move in date. |

Tenancy agreement Once there is agreement in principle between parties, we will draft the relevant tenancy agreement and the cost of this is £100 (+ VAT). A charge of £40 (+ VAT) will be levied when the Landlord chooses to use their own contract or one other than Halfapercent. |

Insurance We advise you to insure the contents of your property as they are not covered by the Landlord's insurance. We are more than happy to help you to find the right contents insurance solution. |

Completion Once all of the paperwork, guarantees and cleared funds are in place, the tenancy can go ahead. |

The Lollypop board is erected to a post or fence and is the Tallest board known in the Estate agency world. Lollypop boards are used for ground floor properties, houses and on retaining walls or railings. |
The 'V' boards are attached to the exterior of the property and are commonly used on flats and apartments on the first floor and above. |

'For sale' boards or 'to let' boards are a great means of advertising a property within the local area. When marketing a property, unless instructed otherwise, we will always erect a 'for sale' / 'to let' board outside each property at our expense.
For sales properties: Once a property has received an offer we will change the board slip to read 'under offer'. Once contracts have been exchanged we will change the 'slip to read 'SOLD'. On completion we will remove the board.
For lettings properties: Once the property has been LET - we will erect a Let by board. If we are not managing the property then this will be removed shortly afterwards. If we are managing the property we would always advise to keep the board up as a contact for people to call if there are issues with the property. Our property management team have received numerous helpful calls from members of the public and have been able to deal with issues, when the tenants have been away. These issues no doubt would have been significantly worse if the public did not know how to contact us.

In certain areas councils have different rules regarding the erection of estate agents boards. Eg None at all in certain areas / black and white only boards in certain areas etc.. In certain Leasehold blocks - the lease forbids estate agents boards. Please therefore note that we cannot therefore always erect a board.
