Buying a house will be one of the largest financial commitments you will ever make. If you need a mortgage to buy your new home, then your mortgage lender will normally require a valuation to be carried out. This is NOT a survey, but an assessment of the security of the property for loan purposes for the BENEFIT OF THE LENDER. It answers only the lender's questions concerning the appropriate security for your loan, and not your own questions regarding your personal interest in the property.

The type of survey you need will depend upon the nature of the property, as well as your own requirements. The two most commonly used surveys are:

The RICS Homebuyer Survey and Valuation Report (RICS HSV). This is ideal for conventional residential properties, including apartments, which appear to be in reasonable condition, but is not recommended for properties requiring extensive renovation. This type of report will enable you to:

  • Ascertain if the purchase price is reasonable and obtain useful information on any repairs required
  • Obtain guidance about what decisions and actions need to be considered before contracts are exchanged
The Building Survey (formerly known to many as a Structural Survey). This is a better option if you are considering purchasing a property that is "listed", is of unconventional construction, or in need of renovation. This report will provide you with:
  • A more detailed assessment of the various elements of the property and their condition
  • More in depth advice on the issues uncovered and remedial works required

What type of survey do I need?
This will depend on various factors such as the age, type and condition of the property you are buying, but TGS will ensure that you obtain the right product for your needs.

If I don't understand something in the report can I go over things with the surveyor?
